Fit out your leased space
on time, on budget.
Tenant improvement construction for offices, retail, restaurants and mixed-use spaces — Mechora builds to your lease timeline across Ontario. One contractor for construction, mechanical and plumbing.
What is tenant improvement?
Tenant improvement (TI) refers to the fit-out of a leased commercial space to the tenant's specific requirements. This includes the construction of partition walls, installation of flooring and ceiling systems, lighting, washrooms, kitchenettes, HVAC, plumbing and finishes — everything that transforms a base-building shell into a functional, occupied space.
Tenant improvements are typically built within a landlord-provided TI allowance and must be completed before occupancy. Your lease may specify what can and cannot be built, and what condition the space must be returned in. Mechora coordinates with property managers and landlords where required, and advises on scope decisions that affect lease compliance.
Because Mechora Mechanical and Mechora Services are part of the same company, HVAC zoning, washroom plumbing and kitchenette rough-in are included in the same contract as the construction scope. You deal with one team, one schedule and one estimate — not a construction contractor plus a separate mechanical contractor plus a separate plumber.
Tenant improvement scope
Mechora Construction covers the full tenant improvement scope — from structural elements through mechanical and finishing.
New interior walls, private offices, boardrooms and open-plan layouts — framed and finished to your design specifications.
Dropped ceilings, grid and drywall ceilings, bulkheads and soffits — coordinated with HVAC and lighting placement.
Commercial flooring — LVT, carpet tile, polished concrete, hardwood and specialized floor finishes to suit the space and the use.
Full washroom plumbing and finishing within leased space — fixtures, tile, stalls, accessories and ventilation. Coordinated internally.
Kitchenette installation — sink plumbing, dishwasher connection, water cooler rough-in and cabinetry. Same contractor as the construction scope.
HVAC zoning for new interior layout — Mechora Mechanical handles this internally as part of the TI scope, not as a separate subcontract.
Custom millwork, reception desks, storage walls and built-in cabinetry as part of the fit-out scope.
Interior door installation, frames, hardware and glazing for offices, boardrooms and service rooms.
We coordinate with your electrical contractor for panel and device work. Electrical is confirmed at scoping — confirm at enquiry whether your project includes an electrical subcontract.
Tenant improvements are typically built against a landlord TI allowance and may require landlord approval of drawings before construction begins. Mechora coordinates with property managers and landlords where required — providing scope documentation, insurance certificates and construction schedules as requested. We advise on scope decisions that affect how the allowance is applied.
Tenant Improvement FAQ
A TI allowance is a sum provided by the landlord to fund tenant improvements. It sets a budget ceiling for the fit-out. Mechora helps you understand what the allowance will cover and what scope adjustments may be needed to stay within it.
We coordinate with property management where required — providing the landlord's preferred documentation, insurance certificates and scope confirmations. Communication with the property manager is managed as part of the project.
Timeline depends on scope, permit requirements and landlord approval. A straightforward office fit-out may take four to eight weeks; more complex spaces with significant mechanical, washroom and partition work take longer. We build the schedule into the written estimate.
Yes — Mechora Mechanical and Mechora Services are part of the same company. HVAC zoning, plumbing rough-in, washroom fit-out and kitchenette plumbing are all included in the same construction contract.
Permit requirements depend on the scope. We advise on what permits apply and coordinate accordingly. Some TI work requires permits and some does not, depending on what is being built. Confirm at enquiry.
Mechora Group holds the relevant licences and insurance for tenant improvement and commercial construction work in Ontario. Certificates of insurance are available on request.
