One person accountable
for the whole project.
Mechora provides construction project management for commercial and residential builds across Ontario — trade coordination, schedule oversight, budget management and a single contact from start to sign-off.
Project management scope
Managing a construction project means coordinating everything that happens between the written estimate and the final sign-off. Mechora takes accountability for the following on every project.
All subcontractors and trades are coordinated through one project manager — scheduling access, sequencing work and resolving conflicts between scopes before they become delays.
A written project schedule is produced before work starts. Milestones are tracked and reported. Changes that affect the schedule are communicated promptly with cause and impact noted.
Budget is tracked against the approved estimate. No scope changes proceed without a written change order. Cost changes are explained before the work proceeds, not after.
Where subcontractors are engaged, Mechora manages them — verifying insurance, directing their work, reviewing quality and handling any deficiencies.
Progress is communicated to the owner on an agreed schedule — what is complete, what is next, any decisions required and any risks on the horizon. No surprises.
The project is not complete until it is inspected, deficiencies are cleared and sign-off is provided. Mechora manages the closeout process through to final acceptance.
The mechanical trades are inside the company.
Most construction project managers coordinate external mechanical and plumbing contractors. Mechora coordinates them directly — because Mechora Mechanical and Mechora Services are part of the same organization.
When the HVAC or plumbing scope is managed by a separate company, coordination gaps form. Because Mechora Mechanical is internal, the project manager can direct mechanical work with the same authority as any other trade on the project. There is no subcontract layer to navigate when priorities shift or schedules move.
On projects that include HVAC, hydronic heating, plumbing rough-in or kitchen and washroom plumbing, Mechora provides one estimate for all scopes. The owner deals with one contract, one project manager and one team — not a construction contract, a mechanical contract and a plumbing contract that each report separately.
Project Management FAQ
The project manager coordinates all trades and subcontractors, manages the schedule, tracks budget against estimate, handles site logistics and communicates progress to the owner. They are the single contact responsible for delivery — not a liaison, but the person accountable for the outcome.
A general contractor builds. A construction manager coordinates. Mechora Construction can act in either role depending on what the project requires. On a project management mandate, Mechora manages trades, schedule and budget on the owner's behalf without necessarily self-performing all the construction work.
Delays and cost changes are communicated promptly with a clear explanation of cause and impact. We do not absorb undisclosed costs and we do not present surprises at the end. Written change orders are issued for any scope changes that affect budget or schedule before the work proceeds.
Mechora manages commercial and residential projects of varying scales — from single-unit renovations and tenant improvements through multi-trade commercial builds. Contact us to discuss whether your project scope is a fit.
Yes. Mechora can be engaged as a construction manager on projects where some or all trades are subcontracted to others. In that role we manage the schedule, quality and coordination on the owner's behalf rather than self-performing all scopes.
