Hot water tank not heating, tankless unit not firing, pilot light out — Mechora repairs and replaces all types of residential water heaters across Ontario. Written estimates, licensed plumbers.
Most water heater failures give advance warning. Catching these signs early can mean repair instead of emergency replacement.
No hot water or insufficient hot water reaching fixtures throughout the home
Banging, popping or rumbling sounds from the tank — sediment buildup at the base
Rusty or discoloured water from hot taps only — could indicate tank corrosion
Water pooling around the base — active leak requiring prompt attention
Pilot light keeps going out on gas water heaters — thermocouple or gas valve issue
Hot water runs out much faster than it used to — failing heating element or sediment
Water heater is over 10–12 years old and having any performance issue

Tank water heaters typically last 10 to 15 years depending on water quality, maintenance and brand. Tankless units generally last longer — often 15 to 20 years with proper servicing. If your water heater is approaching 10–12 years old and having problems, replacement is often more cost-effective than repair.
A tank water heater heats and stores a volume of hot water — typically 40 to 80 gallons — ready for use. A tankless (on-demand) heater heats water only when a tap is opened, so there's no stored tank. Tankless units can provide continuous hot water but require a higher upfront installation cost and may need a gas line upgrade. The right choice depends on your household's usage and existing infrastructure.
Sediment — primarily calcium and magnesium from hard water — accumulates at the bottom of the tank over time. When the burner heats water below this sediment layer, it creates popping and rumbling sounds. Flushing the tank annually helps slow sediment buildup. A heavily sediment-laden tank runs less efficiently and may be approaching the end of its service life.
It depends on the age and the nature of the repair. If your water heater is under 8 years old and the repair is a component like a thermostat or heating element, repair is often worthwhile. If the unit is over 10 years old, has a leaking tank, or requires a major repair, replacement is usually the better investment. We'll give you an honest assessment at diagnosis.
In many cases, yes. However, tankless units often require larger gas supply lines or higher electrical capacity than an existing tank setup. We will assess your current infrastructure and confirm what's needed before providing an estimate.
