Mechanical — Commercial Plumbing

Commercial plumbing systems
for buildings that demand more.

Large-scale commercial plumbing — water distribution systems, drainage, mechanical rough-in and full plumbing packages for commercial buildings across Ontario.

What we cover

Note on scope: The Mechanical division handles large-scale commercial plumbing systems — distribution design, drainage systems and new construction plumbing packages. For drain cleaning, camera inspection, pipe repair and residential plumbing service, see the Services division. Different scope, different team.

Water Distribution Systems

Pressurized hot and cold water supply design and installation for commercial buildings — properly sized for occupancy, use type and building height. Includes risers, branch mains and fixture connections.

Drainage Systems

Commercial waste and vent piping — properly sized for building type and occupancy. Includes floor drains, area drains, interceptors and vent stack design.

Mechanical Plumbing Rough-In

New construction plumbing rough-in as part of full mechanical scope — coordinated with structural and other trades on schedule.

Commercial Plumbing Packages

Full-scope commercial plumbing as part of a mechanical package — coordinated with HVAC, hydronic and building controls under one project manager.

Commercial plumbing at building scale

Commercial plumbing at building scale is different from residential in both complexity and consequence. A multi-storey office or residential tower requires water distribution designed for pressure variation with height, adequate flow rates across all fixtures simultaneously, and waste and vent systems sized for the building's peak occupancy. These systems need to be designed correctly at the outset — undersized water mains, improperly vented drain lines and inadequate hot water distribution create problems that are expensive to correct after the building is occupied.

Mechora Mechanical handles commercial plumbing as part of a full mechanical scope — coordinated with HVAC and hydronic systems where applicable, and with the general contractor on new construction projects. We handle the permit application, the design documentation and the installation, and we coordinate the inspection process with the authority having jurisdiction. Work is performed by licensed plumbers in compliance with the Ontario Plumbing Code and Ontario Building Code.

Frequently asked questions

How is Mechora Mechanical's plumbing scope different from the Services division?

The Mechanical division handles large-scale commercial plumbing systems — water distribution design, drainage systems and new construction plumbing packages. The Services division handles drain cleaning, camera inspection, pipe repair and residential plumbing service. Different scope, different team — both under Mechora Group.

What buildings do you do mechanical plumbing for?

Commercial offices, multi-unit residential, condominiums, retail, restaurants, schools, healthcare facilities and industrial properties across Ontario. Scope is confirmed at enquiry — building type and project scope determine fit.

Do you handle permits for commercial plumbing?

Yes — permit application for commercial plumbing work is part of our scope where required. We advise on permit requirements at enquiry and manage the application and inspection process.

Can you coordinate with HVAC and hydronic on the same project?

Yes — all three are within Mechora Mechanical's scope. One project manager coordinates across HVAC, hydronic and plumbing systems on multi-system projects. You have one point of contact and one scope of work.

Are you licensed for commercial plumbing in Ontario?

Yes. All commercial plumbing work is performed by licensed, insured contractors in compliance with Ontario regulations. Certificates are available on request.

Do you handle commercial plumbing for new construction?

Yes — new construction plumbing rough-in is part of our mechanical scope. We coordinate with the general contractor and other trades on new construction projects, and can deliver the plumbing package as part of a full mechanical scope.
