Aurora's heritage downtown core has sewer laterals that have been in service for 60 to 80 years — clay tile and cast iron pipe under streets lined with mature trees whose roots exploit every deteriorated joint. Newer Aurora subdivisions bring different challenges: modern PVC laterals that need accurate diagnosis when problems arise. We serve both communities with the camera-first approach Aurora's range of conditions demands.
What We Do
Aurora's sewer service landscape divides clearly between its heritage downtown core and its growing ring of newer subdivisions. These two areas share a postal code but face fundamentally different sewer lateral conditions — a reality that shapes every aspect of how we approach a sewer call in Aurora. The right answer for a clay tile lateral on Murray Drive is not the right answer for a PVC lateral in a 2005 Bayview Wellington build, and we diagnose before we recommend in either case.
Aurora's heritage core — the streets around Yonge Street and Wellington Street, the older Aurora Village and Aurora Heights residential grid, and properties that predate the town's postwar growth — contains homes whose sewer laterals are among the oldest in York Region. Clay tile was the standard sewer lateral material for this era, installed in sections connected by bell-and-spigot joints. These joints rely on their mortar seal to prevent root entry and groundwater infiltration. After 60 to 80 years of thermal cycling, ground movement, and the relentless pressure of adjacent tree roots, that mortar seal is long gone in many Aurora heritage laterals.
The mature trees that line Aurora's older streets — established elms, maples, and oaks on streets like Yonge, Wellington, Murray, and Metcalfe — are the primary driver of recurring sewer service calls in the heritage core. Tree root systems extend far beyond the visible drip line, actively following moisture and nutrient gradients into aging sewer pipe joints. Once established inside a clay tile lateral, roots grow into a fibrous mass that catches toilet paper, cooking grease, and other solids, progressively tightening until flow is blocked entirely. Root clearing through hydro-jetting provides relief, but it is a maintenance measure rather than a permanent solution for a pipe with joint gaps that roots will re-enter. When root intrusion is recurring and severe, camera assessment to evaluate the pipe's overall condition is the appropriate next step — to determine whether lining or replacement would be more cost-effective than ongoing annual clearing.
Some Aurora properties near the Oak Ridges Moraine fringe — larger lots in areas east of Leslie Street and near Vandorf — have historically been served by private septic systems rather than the municipal sewer. As Aurora's municipal sewer network has expanded, some of these properties have been connected or are in the process of connecting to the municipal system. Decommissioning a septic system and connecting to the municipal sewer involves more than simply running a new lateral — it requires proper decommissioning of the existing septic tank and field, new lateral installation to current standards, and municipal inspection of the connection. We work with property owners through this transition process.
Aurora's newer subdivisions — Bayview Wellington, St. Andrew's Valley, Aurora Grove, and the communities built through the 1990s and 2000s — use modern PVC sewer systems that do not suffer from clay tile deterioration or root intrusion. However, sewer problems do occur in new builds: joint separation from ground settlement in the first years after construction, improper original slope creating sag points, and blockages from inappropriate flushing are common presentations. A camera inspection is the most efficient diagnostic tool for any Aurora sewer concern, regardless of the home's age.
Camera inspection, hydro-jetting root intrusion, mechanical cleaning, sewer lateral repair, sewer lateral replacement (open cut), trenchless pipe lining (CIPP) assessment, septic-to-municipal connection assistance, and York Region permit coordination.
Heritage clay tile lateral assessment, root intrusion clearing in mature tree-canopy areas, newer subdivision PVC sewer diagnostics, and Oak Ridges Moraine fringe property service. We understand Aurora's dual-character sewer conditions.
Mechora Group is a licensed and insured Ontario contractor. Sewer lateral work in Aurora requires York Region permit coordination, which we handle as part of the project process for qualifying scopes.
Aurora Context
Aurora's rapid growth has created a city of genuinely distinct sewer conditions — from 80-year-old clay tile under heritage streets to modern PVC in recent subdivisions. Proper diagnosis means accounting for which part of Aurora the property is in.
Homes in Aurora's heritage downtown core — built before 1960 on streets around Yonge, Wellington, Murray, and the older residential grid — typically have clay tile sewer laterals now 60 to 80 years old. These pipe sections rely on bell-and-spigot mortar joints that have long since deteriorated, creating open gaps that admit tree roots and groundwater. Camera inspection is the only way to assess their current condition accurately.
Aurora's older streets are lined with established trees — elms, maples, and oaks that have grown for 50 or more years. Their root systems seek the moisture and nutrients inside aging sewer laterals, entering through every available joint gap in clay tile pipe. Root intrusion is the primary recurring sewer service driver in Aurora's heritage neighbourhoods, and hydro-jetting root masses is a regular maintenance need for affected properties.
Aurora's post-1990 subdivisions — Bayview Wellington, St. Andrew's Valley, Aurora Grove, Leslie Valley, and others — have modern PVC sewer laterals installed to current standards. These do not suffer from clay tile deterioration or root intrusion, but can experience ground-settlement joint separation, sag points from improper original slope, and standard blockage conditions. Camera inspection quickly identifies these conditions.
Some Aurora properties near the Oak Ridges Moraine fringe have historically used private septic systems. As the municipal sewer network has expanded, some of these properties are connecting to municipal service. This involves septic decommissioning, new lateral installation to current standards, and municipal inspection. We assist property owners through this transition, coordinating with York Region as required.
Aurora's rapid residential growth increases the overall load on the York Region trunk sewer system and the older sections of the collection network that serve the heritage core. During major storm events, elevated sewer system flow can contribute to basement backup through floor drains in lower-lying areas of the heritage core. A properly functioning, tight sewer lateral with a functioning backwater valve is part of managing this risk.
Aurora homes built during the 1960s and early 1970s may have transitional-era pipe materials — early ABS plastic that can show joint separation in some installations, or the tail end of cast iron use in drain stacks. This era of construction falls between the clear clay tile heritage stock and the modern PVC era, and camera inspection is the most reliable way to identify what material is present and what condition it is in.
Know your pipe before you commit to a repair approach in Aurora: A sewer lateral in Aurora's heritage core and one in a 2003 Bayview Wellington home have almost nothing in common in terms of material, condition risk, or appropriate service response. Camera inspection before any repair commitment is how we ensure the recommendation fits the actual situation — not a generic assumption about what is probably there.
Our Process
Aurora's varied sewer conditions — from heritage clay tile to new PVC, from mature tree canopy streets to growing subdivisions — mean every sewer assessment starts with camera inspection before any repair approach is committed to.
We begin by understanding the property's location within Aurora, its construction era, and the symptoms presenting. For heritage core properties, we anticipate clay tile and note any mature trees on or near the lot. For newer subdivision properties, we note the build year and confirm it falls within the PVC era. This context shapes our camera inspection approach before we start.
We run the sewer camera from the accessible cleanout or stack through the lateral to the municipal connection point, recording the full run. We note pipe material, joint condition, root intrusion presence and severity, any collapse or deformation, internal corrosion, sag points, and offset joints. For heritage core Aurora properties with known tree canopy on the lot, we pay particular attention to joint sections near the tree root zone.
We review the camera findings with the property owner, showing the relevant footage sections and explaining what we found. We present the realistic options — which may range from hydro-jetting root intrusion in a structurally sound clay tile lateral, to sectional repair of a localized break, to full lateral replacement where the pipe is in general failure. We distinguish between what is a maintenance response and what is a structural response.
Where replacement is indicated, we assess whether trenchless pipe lining (CIPP) is appropriate for the Aurora lateral in question. Trenchless lining is not universal — it requires the existing pipe path to be within certain geometry constraints, the pipe diameter to be compatible, and the damage to be within the range the lining can address. We assess this specifically for the Aurora property's lateral rather than applying a blanket recommendation.
Sewer lateral work in Aurora that connects to the York Region municipal sewer main requires permit coordination and inspection. We manage this process for qualifying scopes. We complete the approved work — hydro-jetting, repair, or replacement — with appropriate bedding and backfill for open-cut excavations in Aurora's soil conditions.
We provide post-work camera documentation showing the finished pipe interior. For Aurora heritage homes with clay tile laterals where root intrusion was addressed but the pipe remains in service, we recommend a maintenance inspection interval appropriate for the root pressure and joint condition documented in the inspection. This allows property owners to stay ahead of the next blockage event rather than reacting to it.

Frequently Asked Questions
Aurora's heritage downtown core has homes built before 1960 whose sewer laterals have been in service for 60 to 80 years. The clay tile pipe used at that time has long-deteriorated bell-and-spigot joints that admit tree roots and groundwater. Without camera inspection, the condition of the sewer lateral in a heritage Aurora home is essentially unknown — and unknown conditions make it impossible to recommend whether cleaning, repair, or replacement is appropriate. Camera inspection provides the factual basis for any sewer recommendation.
Aurora homes built before 1960 in the heritage core most commonly have clay tile sewer laterals — terracotta pipe sections with bell-and-spigot joints. Some properties have cast iron pipe in the interior stack or sections of the lateral. Homes from the 1960s–1970s transition era may have early ABS plastic, which is more durable but can show joint separation in some installations. Newer Aurora housing uses PVC throughout. Camera inspection is the reliable way to confirm what material is actually present in a specific home.
Aurora's significant residential growth through the 1990s and 2000s added large numbers of homes connecting to York Region's trunk sewer system. Newer subdivision lateral connections were installed to current standards using PVC and ABS. However, growth increases the overall load on the collection system and, during major storm events, can contribute to elevated sewer pressures that result in basement backup through floor drains in lower-lying areas of the heritage core. A properly functioning lateral with a working backwater valve is part of managing this risk for heritage core homeowners.
Root intrusion typically presents as recurring slow drainage in multiple fixtures rather than a localized single-fixture blockage. In older Aurora streets with mature tree canopy, a lateral that required clearing recently and is again slow is a strong indicator of ongoing root intrusion. Other signs include gurgling sounds from floor drains or toilets when water drains elsewhere in the house, sewage odours from basement floor drains, and water backup in the basement floor drain during heavy showers or laundry. These symptoms suggest roots have established a mass inside the lateral that is progressively tightening its grip on flow capacity.
Yes — trenchless sewer repair options including pipe lining (CIPP) and pipe bursting are available for Aurora properties, including those in the heritage core where excavation would disturb established landscaping or hardscaping. Pipe lining installs an epoxy liner inside the existing pipe without open excavation, creating a smooth new flow surface. Suitability depends on the existing pipe's condition, diameter, lateral path geometry, and damage type. A camera inspection is the required first step to determine whether trenchless is appropriate for a specific Aurora lateral.
In Aurora's newer subdivisions — Bayview Wellington, St. Andrew's Valley, Aurora Grove, and similar communities built through the 1990s and 2000s — sewer laterals are PVC or ABS installed to current standards. These do not suffer root intrusion or clay tile joint deterioration, but can have joint separation from ground movement, improper original slope, or blockages from inappropriate flushing. In the heritage core, pipe materials are much older, root intrusion from mature trees is a recurring concern, and the pipe may be approaching the end of serviceable life. The diagnostic and service approach is substantially different between these two parts of Aurora.
