Ontario commercial buildings use storage (tank-type), instantaneous (tankless), heat pump, indirect-fired, and combination boiler-water heater systems. Gas-fired storage units are most common. Heat pump water heaters are increasingly used in new construction for energy efficiency.
Sizing considers peak demand flow rate, recovery rate, storage volume, and daily consumption profile. A mechanical engineer or experienced plumber performs the load calculation for commercial applications.
Minimum 60°C storage temperature to prevent Legionella (per OBC and ASHRAE 188). Use thermostatic mixing valves at fixtures where scalding risk requires lower delivery temperature — do not reduce storage temperature below 60°C.
Yes — as gas appliances (must be installed by a licensed gas contractor per CSA B149.1) and potentially as pressure vessels depending on size. Large commercial units may require TSSA registration and periodic inspection.
Gas storage units typically last 10–15 years with proper maintenance. Heat pump units have similar lifespans. Tankless heaters can last 15–20 years with proper service. Hard water and infrequent anode rod replacement shorten lifespan for tank-type units.
A heat pump water heater uses refrigeration technology to extract heat from ambient air, achieving 2–4x the efficiency of electric resistance heating. Well-suited to Ontario commercial buildings above 5–10°C ambient. Higher first cost but lower operating cost than resistance electric.
Annual service: anode rod inspection/replacement, sediment flush, T&P relief valve test, combustion check (gas units), thermostat verification (min 60°C), expansion tank inspection. Document all service with date and technician name.
Consider replacement when the unit is over 12 years old with significant repair needs, shows tank corrosion, can no longer maintain setpoint, or a more efficient option offers favourable payback. A mechanical contractor can assess repair-vs-replace in your specific situation.
