Need a Plumber in the GTA?
Serving 60+ cities across Southern Ontario. Same-week appointments available.
Monthly tasks: inspect washroom fixtures for running toilets and dripping faucets; check under sinks for leaks; clean floor drain strainers; verify trap primer operation; read the water meter to monitor consumption; walk the mechanical room for leaks or unusual conditions.
Quarterly: exercise all isolation valves; clear roof drain strainers; inspect cleanout access points; check exterior faucet connections; review outstanding tenant plumbing requests; check grease interceptor fill level for food service buildings.
Required annual tasks: backflow preventer testing with results submitted to municipality; backflow prevention annual inspection (Ontario Fire Code); TSSA boiler inspection where applicable; grease interceptor cleaning records per municipal sewer-use bylaw.
Trap primer maintenance. Floor drains require working trap primers to maintain the trap seal that blocks sewer gas. When trap primers fail, sewer gas enters the building — a health and safety concern. Verify trap primer operation monthly.
Any repair or modification involving pipe connections, fixture replacement, PRV or T&P valve service, backflow preventer service, or anything requiring a Building Permit requires a licensed plumber. In-house staff handle routine cleaning and reporting, not plumbing repairs.
Maintain a dated building maintenance log with entries for every inspection, repair, and service event. Keep copies of backflow test reports, water heater service records, grease interceptor manifests, and plumber invoices. Good records support warranty claims, insurance adjustments, and compliance audits.
Unexplained increases in water consumption; ceiling or wall water stains; damp or bubbling drywall; mould/mildew odours; musty mechanical room smells; soft spots near fixtures; higher-than-normal water bills.
Backflow preventer test submission deadline (municipality-specific); backflow prevention annual inspection; TSSA boiler inspection; grease interceptor cleaning frequency per sewer-use bylaw; any plumbing-related occupancy permit conditions.
