Frequently Asked Questions

Delayed underground inspection — when the plumbing contractor is not scheduled early enough to inspect and approve below-slab work before the concrete pour. A delayed pour is a significant cost and schedule impact that is entirely preventable with early booking.

Coordinate sleeve and penetration locations with the structural engineer before concrete pours. Retrofitting penetrations through formed concrete is extremely costly. BIM clash detection is used on larger projects; a trade coordination meeting before rough-in accomplishes the same goal on smaller ones.

Technical documents submitted by the mechanical contractor to the engineer of record for review before materials are purchased. Common submittals include fixture data, backflow preventer specs, water heater data, and valve specifications. Submit early — review takes 10–15 business days and resubmission adds more time.

A breakdown of the plumbing contract amount allocated to different work phases, used as the basis for monthly progress billing. An accurate schedule of values ensures cash flow aligns with work performed and avoids front-loading or back-loading disputes.

Document all scope changes in writing before proceeding. Require approved pricing before work begins. Track all RFIs and responses. Evaluate both cost and schedule impact of each change. Review the change order log at every project meeting.

The systematic verification that installed plumbing operates as designed — including pressure testing, flushing and disinfection, backflow preventer testing and initial certification, fixture testing, water heater temperature verification, and building operations staff training.

As-built drawings, equipment warranties and O&M manuals, backflow preventer initial certification reports, water heater commissioning records, TSSA certificates for boilers/pressure vessels, pressure test records, and flushing and disinfection records.

Book underground inspections at least 5 business days before the concrete pour. Book rough-in inspections after pressure testing but before walls are closed. Book final inspections early enough to address deficiencies before occupancy is required.
